Villa Renovation in Dubai: Costs, Timeline and Approvals (2026)

Villa Renovation in Dubai: Costs, Timeline and Approvals (2026)

A villa renovation in Dubai costs roughly AED 150–400 per square foot for cosmetic upgrades, AED 350–650 for a mid-range renovation and AED 600–1,200+ for a full luxury renovation in 2026. Most projects take between two and nine months, depending on how much changes behind the walls. These ranges are based on price guides published by Dubai renovation contractors this year.

Many villas in communities such as Arabian Ranches, The Springs, The Meadows, Jumeirah and Mirdif are now 15–20 years old. Renovating them can add value, improve energy use and make the layout work for how families live today. This guide explains what each level of renovation includes, what it costs, how long it takes and which approvals you need.

Villa renovation cost in Dubai at a glance

Renovation level Typical scope Cost per sq ft Typical duration
Cosmetic Paint, flooring, lighting, doors, minor joinery AED 150–400 4–8 weeks
Mid-range New kitchen and bathrooms, ceilings, some layout changes AED 350–650 3–5 months
Full / luxury New layouts, MEP upgrades, premium finishes, outdoor areas AED 600–1,200+ 6–9+ months

Contractor guides put most whole-villa budgets between about AED 150,000 for cosmetic work and several million dirhams for large luxury renovations. Prices exclude loose furniture and 5% VAT unless stated.

What each renovation level includes

Cosmetic renovation

Best for villas in good condition that feel dated. Typical work includes repainting, replacing flooring, new lighting, updated doors and handles, refreshed wardrobes and new curtains. The layout, plumbing and electrical systems stay as they are, which keeps cost and approvals simple.

Mid-range renovation

The most popular option for families. It usually adds a new kitchen, renovated bathrooms, gypsum ceilings with concealed lighting, new flooring throughout and built-in joinery. Small layout changes, such as opening the kitchen to the living area, are often part of this level. For kitchen and bathroom ideas, see our guides to modern kitchen renovation and bathroom renovation in Dubai.

Full or luxury renovation

A complete transformation. Walls move, MEP systems are upgraded, the villa may gain a new majlis, a home cinema or an extension, and finishes are premium throughout. This level often includes the garden, pool and facade. It needs full design drawings and authority approvals, and it is where an experienced turnkey contractor saves the most time and risk.

Cost by area of the villa

Most owners do not renovate everything at once. These are the areas that usually take the largest share of the budget:

  • Kitchen: cabinetry, worktops, appliances and any change in position. Moving the kitchen adds plumbing, drainage and extraction work.
  • Bathrooms: waterproofing, sanitary ware, tiling and fittings. Older villas often need new pipework.
  • Living areas and majlis: ceilings, lighting, wall finishes and joinery. Our majlis interior design service covers both modern and classic Arabic majlis styles.
  • MEP and air conditioning: replacing old AC units, rewiring and upgrading the electrical board.
  • Outdoor areas: landscaping, pergolas, outdoor kitchens and pools. See our garden and pool design service.

How long does a villa renovation take?

A realistic programme has four stages:

  1. Survey and design (2–6 weeks): site measurements, concept, 3D visuals and detailed drawings.
  2. Approvals (2–6 weeks): developer NOC and authority permits, running in parallel with material selection.
  3. Execution (1–7 months): depending on scope, from a cosmetic refresh to a full renovation.
  4. Snagging and handover (1–2 weeks): final inspections, corrections and cleaning.

Long-lead items such as imported stone, custom joinery and specialist lighting should be ordered as soon as the design is approved, so they do not hold up the site.

Approvals for villa renovation in Dubai

Cosmetic work such as painting and replacing furniture usually does not need a permit. Most other work does. As a general rule you will need:

  • A NOC from the master developer or community management (for example Emaar or Nakheel), especially for facade, extension or structural changes
  • A building permit from the authority that governs your plot, often Dubai Municipality, and in some areas Trakhees or another authority
  • DEWA and Civil Defence approvals when electrical, water or fire-safety systems change

Requirements differ by community and scope, so confirm them before work starts. Our step-by-step approval guide explains the process in detail.

Does renovating a villa add value?

A well-planned renovation usually makes a villa easier to sell or rent and can raise its value, especially in established communities where many villas still have original finishes. The best returns tend to come from kitchens, bathrooms, open-plan living areas and energy-efficient lighting and AC. Very personal choices, such as bold colours or highly specialised rooms, add less to resale value.

How to keep your renovation on budget

  • Fix the full scope and specifications before work starts.
  • Keep a 10–15% contingency for hidden issues in older villas, such as damaged pipework or wiring.
  • Avoid moving wet areas unless the new layout really needs it.
  • Choose one contractor responsible for design and execution, so there is no gap between drawings and site.
  • Ask for an itemised quote and a payment schedule linked to completed stages.

Frequently asked questions

Can I live in my villa during the renovation?

For cosmetic work, often yes, room by room. For mid-range and full renovations, dust, noise and services being switched off make it difficult, so most families move out for the main construction period.

Is it better to renovate or rebuild an old villa?

Renovation is usually faster and cheaper when the structure is sound. Rebuilding makes sense when the structure has problems or when you need a very different layout and size. A site survey answers this.

What is the difference between villa renovation and villa fit-out?

Renovation updates an existing, lived-in villa. Fit-out usually means completing the interiors of a new villa delivered as a shell or with basic finishes. Both use similar trades, but renovation involves removing existing work first.

Do I need an interior designer for a villa renovation?

For cosmetic work, not always. For anything that changes layouts, ceilings or services, a designer makes sure the result works as a whole and that drawings are ready for approvals.
